Best Commercial Roofing Companies in the Tri-Cities, WA (2026): Richland, Kennewick, Pasco and West Richland Compared
Alpine Roofing
|8 minutes read
Commercial roofing in the Tri-Cities is a different trade from putting shingles on a house. Most Richland, Kennewick, Pasco and West Richland commercial buildings (warehouses off Columbia Center Blvd, retail strips on Clearwater and Road 68, medical suites, churches, apartment complexes) are flat or low-slope, which means single-ply membrane (TPO, EPDM or PVC), tapered insulation, welded seams and engineered drainage rather than nailed shingle courses. A contractor can be excellent on steep-slope shingles and still be the wrong pick for a 20,000 sq ft flat roof.
This guide compares the seven Tri-Cities roofing companies that publish commercial services on their own websites, using the same criteria as our residential comparison of the 7 best roofing companies in the Tri-Cities: what they publish, their manufacturer certifications, Google reviews, BBB standing and where they are based. Companies are listed alphabetically. Alpine Roofing publishes this guide and is held to the same criteria. Last verified September 13, 2026.

Why flat roofs are a different job
A shingle roof sheds water by slope. A flat roof has to be built to move water to drains and scuppers on its own, and every seam has to be welded or adhered so that standing water cannot find a path. The failures we see on Tri-Cities commercial buildings are almost never the membrane itself. They are ponding water where the deck sagged, clogged drains, unsealed penetrations from HVAC changes, and seams that were lapped the wrong way. In the Tri-Cities the extra factor is heat: a black EPDM roof on a Pasco warehouse can hit 170 degrees in August, which is why white TPO has become the default membrane here. It reflects heat, keeps the building cooler and welds hot-air seams that outlast glued ones.
The seven companies
Alliant Roofing (Tri-Cities)
Alliant is a regional roofing company with a Kennewick branch that advertises both commercial and residential work across the Tri-Cities. Its website lists a Kennewick contact and a toll-free line. Because it is a branch of a larger operation, ask which crew and which project manager will actually be on your roof, and get the local branch’s Washington registration number rather than the parent company’s.
Alpine Roofing
Alpine Roofing holds GAF Commercial certification alongside its CertainTeed ShingleMaster PREMIER residential credential, installs TPO with a 20-year warranty, and offers free commercial roof inspections across Richland, Kennewick, Pasco and West Richland from its office at 2016 Logston Blvd in Richland. Alpine is the most-reviewed roofer in the Tri-Cities (329 Google reviews at 4.9 stars on the Richland listing), is BBB accredited (A-), licensed in Washington under ALLPIR*784K3, and publishes its residential pricing. Recent commercial work includes a TPO flat roof on McPherson Avenue in Richland and a multi-building apartment re-roof in Kennewick. Full disclosure: Alpine publishes this guide.
Black Diamond Roofing
Black Diamond has operated in Richland since 2003 and holds GAF Master Elite and President’s Club status, which is a residential shingle credential but a strong signal of a stable, trained operation. It advertises commercial roofing, though its site does not spell out flat or low-slope membrane systems. With 268 Google reviews at 4.8 stars it is one of the most reviewed roofers in the Tri-Cities. Not BBB accredited.
Eminent Roofing
Eminent, at 1339 Tapteal Dr in Richland, is GAF Master Elite, lists flat and low-slope roofing alongside asphalt, tile and metal, and was voted the 2026 Tri-Cities Best Roofing Company. It also does siding (James Hardie certified), windows, gutters and general exterior work, which suits a property owner who wants one contractor for a building envelope refresh. 149 Google reviews at a perfect 5.0 as of September 2026.
Palmer Roofing
Palmer is the longest-running roofer on this list, in Kennewick since 1969, with an A+ BBB rating and Owens Corning Platinum Preferred status. It publishes flat roofs and metal roofing as services and has decades of commercial buildings in its portfolio. Its Google review count (53 at 4.8) is small for its age, which reflects a pre-digital customer base more than volume. For an owner who values a long paper trail, Palmer is a safe call.
Perfect Circle Construction
Family-owned in Kennewick since 1985 (Washington license PERFECC005LE), Perfect Circle lists commercial flat roofs alongside its residential work, along with skylights, sun tunnels and insulation. GAF Certified and Owens Corning Preferred, BBB A+ per its website, and a lifetime labor warranty for original owners on residential installs. Its Google review count is small (about 21) but the rating is a clean 5.0.
Royal Roofing
Royal Roofing in Pasco has more than 20 years in the market, about 198 Google reviews at 4.7, GAF Certified status and James Hardie siding certification. It advertises commercial roofing but does not detail membrane systems on its site. Worth a call for Pasco properties that need roofing and siding under one contract.
What to ask a commercial roofer that you would not ask a residential one
- Which membrane, what thickness, and who warrants it? A 60-mil TPO with a manufacturer system warranty is a different product from 45-mil TPO with a contractor-only warranty. Get both warranties in writing with terms and years.
- How will you build slope to the drains? Tapered insulation is the fix for ponding. A bid that simply re-covers the existing deck inherits the existing puddles.
- Tear-off or recover? Building code limits how many roof layers a structure can carry, and a recover changes the warranty and the dead load. Ask the contractor to justify the recommendation and to check the deck for wet insulation first.
- Which jurisdiction pulls the permit? Kennewick, Pasco, Richland and West Richland each issue their own building permits with their own inspection steps. A contractor working across the Tri-Cities should tell you which one your parcel falls under and who is filing.
- Business disruption. Phasing, working hours, roof access, fumes from hot work and protection for tenants and inventory belong in the written scope.
- Insurance limits. Commercial projects usually require higher general liability limits and an additional-insured endorsement naming the building owner. Get the certificate before work starts, and verify the contractor at the Washington L&I contractor lookup.
What a commercial roof costs in the Tri-Cities
Commercial roofs are priced per square foot after an inspection, not from a rate card, because tear-off, wet insulation, drainage and the number of penetrations swing the total more than the membrane does. As a planning range, a straightforward TPO recover on a sound deck sits at the low end; a full tear-off with tapered insulation, new drains and a 20-year manufacturer warranty sits at the top. Get three written scopes that itemize membrane, insulation, flashing, drains, tear-off and warranty separately, so the bids can actually be compared. Alpine’s commercial roofing page covers what a free inspection includes.
Frequently asked questions
Who is the best commercial roofing company in the Tri-Cities?
It depends on the building. For a flat or low-slope roof that needs a membrane system, the companies that publish that work are Alpine Roofing (TPO, 20-year warranty, GAF Commercial certified), Eminent Roofing, Palmer Roofing and Perfect Circle. For a steep-slope commercial building such as a church or office with a shingle roof, any of the seven can compete, and Black Diamond and Eminent bring GAF Master Elite status. Get three itemized scopes and verify each company’s Washington registration before choosing.
Is TPO or EPDM better for a Tri-Cities commercial roof?
For most Tri-Cities buildings, TPO. Its white surface reflects the region’s summer heat, its seams are heat-welded rather than glued, and it carries manufacturer warranties of 20 years and up when installed by a certified contractor. EPDM still makes sense where a dark roof is acceptable and budget is the main driver.
Do commercial roofs need a permit in Kennewick, Pasco or Richland?
Yes. A full commercial re-roof needs a building permit from the city the building sits in (Kennewick, Pasco, Richland or West Richland each run their own department), with inspections before close-out. A recover over an existing membrane may need structural sign-off because of added weight. Your contractor should pull the permit and schedule the inspections.
How long does a commercial roof replacement take?
A 10,000 sq ft TPO recover is typically one to two weeks of site work; a tear-off with new insulation on the same building runs two to four weeks, phased so the building stays dry and open. Weather delays are rare in the Tri-Cities outside winter.
