How much does a roof replacement cost in Spokane, WA?
Most Spokane homeowners pay between $499 and $800 per roofing square (100 sq ft) for an asphalt shingle roof replacement from Alpine Roofing. For a typical 1,500–2,400 sq ft home that works out to roughly $9,000–$22,000. The final price depends on roof size, pitch, complexity, tear-off layers and the system you choose.
What is a roofing square?
A roofing square is 100 square feet of roof surface. Contractors price by the square because it accounts for the whole roof area, including slope and overhangs, rather than the home’s floor plan.
Why is my roof area larger than my home’s square footage?
Roof area is always larger than the footprint because of pitch (slope) and eave overhangs. A 6/12 pitch adds about 12%, and a 10/12 pitch adds about 40%. The calculator uses the measured roof surface plus a 10% waste allowance, which is standard for shingle cutting.
Do I need a permit to replace a roof in Spokane?
Yes. The City of Spokane requires a permit and a minimum of two inspections. On a tear-off the first inspection happens after the ice shield is installed but before shingles go on — the one most commonly missed. Spokane County and Spokane Valley are separate jurisdictions with their own permit desks. Alpine pulls the permit and books the inspections as part of the job.
What does the estimate include?
Tear-off of one existing layer, haul-away and disposal, synthetic underlayment, ice and water barrier at eaves and valleys, starter strip, CertainTeed Landmark shingles, ShadowRidge hip and ridge, and ventilation per the system selected. Decking replacement is $95 per 4×8 sheet if rot is found.
Does Alpine Roofing offer financing?
Yes. We offer low fixed-rate financing with low monthly payments. We also offer a $400 discount for paying by cash, check or ACH and a further $400 for paying in full. The two discounts stack, but cannot be combined with financing.
How accurate is this calculator?
It is a planning estimate based on our current per-square pricing and an aerial measurement of your roof, which can be off by 5–10%. Every roof is measured in person before we quote, and your written estimate is free.
