How much does a roof replacement cost in Kennewick?
Most Kennewick homeowners pay between $499 and $800 per roofing square (100 sq ft) for an asphalt shingle roof replacement from Alpine Roofing. On a typical 1,500–2,400 sq ft Tri-Cities home that works out to roughly $9,000–$22,000 installed. Our per-square rates are identical to what we charge in Spokane — the difference in the Tri-Cities is not the price, it is what the roof has to survive.
Tri-Cities roofs die of heat, not snow
Kennewick’s published design criteria are a 20 lb/ft² ground and roof snow load, a 110 mph ultimate design wind speed, seismic design category C, a 24-inch frost depth and a 13°F winter design temperature. Spokane, by comparison, is designed for 39 lb/ft² of ground snow. Snow is not what takes a Kennewick roof out.
Heat is. Summer air temperatures here regularly run past 100°F, and a dark asphalt roof deck sits far above that. Sustained high deck temperatures accelerate the loss of volatiles from the shingle mat, which is what makes an old Tri-Cities roof look grey and gravelly years before its warranty is up. The same heat drives daily expansion and contraction that works nails loose and opens up flashing joints. Three things actually extend roof life here:
Cascade vs. Denali vs. Alpine Premium
Cascade
CertainTeed Landmark shingles, 50-year material guarantee, Alpine 10-year workmanship guarantee, casual scheduling.
Denali MOST POPULAR
Landmark shingles, RoofRunner underlayment, Vycor Select ice & water, ridge ventilation, 5-Star SureStart PLUS, 30-year workmanship guarantee, priority scheduling.
Alpine Premium
Landmark PRO shingles, Vycor 40 mil ice & water, 5-Star PREMIER SureStart PLUS, lifetime workmanship guarantee.
Cascade uses a generic underlayment and ice & water shield, which is why it does not qualify for CertainTeed’s Integrity Roof System warranties. Denali and Alpine Premium do. In a climate this hard on materials, that warranty distinction is the main reason most Kennewick customers move up to Denali.
Typical Kennewick roof sizes and what they cost
| Home | Roof area | Squares | Denali System estimate |
|---|---|---|---|
| 1970s rancher near Columbia Center | ~1,700 sq ft | 18.7 | $10,300 – $12,150 |
| Canyon Lakes single-storey | ~2,400 sq ft | 26.4 | $14,500 – $17,150 |
| Southridge two-storey with hips | ~3,000 sq ft | 33.0 | $18,150 – $21,450 |
| Larger custom home on the ridge | ~4,200 sq ft | 46.2 | $25,400 – $30,050 |

Frequently asked questions
How much does a roof replacement cost in Kennewick, WA?
Most Kennewick homeowners pay between $499 and $800 per roofing square (100 sq ft) for an asphalt shingle roof replacement from Alpine Roofing. For a typical 1,500–2,400 sq ft home that works out to roughly $9,000–$22,000. The final price depends on roof size, pitch, complexity, tear-off layers and the system you choose.
Does Kennewick have a lower snow load than Spokane?
Yes. Kennewick publishes a 20 lb/ft² ground and roof snow load with a 110 mph design wind speed, against 39 lb/ft² ground snow in Spokane. Tri-Cities roofs fail from summer heat, UV and thermal cycling far more often than from snow.
Why do Tri-Cities roofs wear out faster?
Kennewick summers regularly run over 100°F. Sustained deck temperatures accelerate shingle ageing and drive the expansion and contraction that opens up flashing and nail holes, so ventilation and a quality underlayment matter more here than ice protection.
How long should a shingle roof last in Kennewick?
A properly ventilated architectural shingle roof should give you decades, but heat shortens the life of an under-ventilated one considerably. If your attic is hot to stand in on a summer afternoon, the ventilation is the first thing we look at during the inspection.
What is a roofing square?
A roofing square is 100 square feet of roof surface. Contractors price by the square because it accounts for the whole roof area, including slope and overhangs, rather than the home’s floor plan.
What does the estimate include?
Tear-off of one existing layer, haul-away and disposal, synthetic underlayment, ice and water barrier at eaves and valleys, starter strip, CertainTeed Landmark shingles, ShadowRidge hip and ridge, and ventilation per the system selected. Decking replacement is $95 per 4×8 sheet if rot is found.
Does Alpine Roofing offer financing?
Yes. We offer low fixed-rate financing with low monthly payments. We also offer a $400 discount for paying by cash, check or ACH and a further $400 for paying in full. The two discounts stack, but cannot be combined with financing.
How accurate is this calculator?
It is a planning estimate based on our current per-square pricing and an aerial measurement of your roof, which can be off by 5–10%. Every roof is measured in person before we quote, and your written estimate is free.

★★★★★
After doing a ton of research and getting a few free estimates from other companies, I am so glad I chose Alpine. They were the clear standout. The crew was highly professional, efficient and communicative, completing the entire project in a little over two days. The Granite Gray we picked looks amazing. My main concern was a large RV parked on site that was difficult to move — the team navigated that flawlessly, with zero damage. Their cleanup was immaculate.

New roof installed quickly and efficiently. Estimators were fast and not high pressure. I had several estimates and Alpine beat them all by close to 10 percent. Installation was done in two days with almost no interference with the house — just had to move some cars out of the way. New roof looks fantastic.

I made my initial inquiry for some repairs on a Thursday afternoon and heard back from Alpine that afternoon. Joel did a thorough inspection the very next day and I had an estimate in hand that evening. As of the following Tuesday, the job is completed and looks great.
