Coeur d’Alene has a much heavier snow load than Spokane
The City of Coeur d’Alene publishes a 60 lb/ft² ground snow load and a 40 lb/ft² roof snow load, with a 115 mph ultimate design wind speed, seismic design category C and a 24-inch frost depth. Spokane, 35 miles west, publishes 39 lb/ft² ground and 30 lb/ft² roof. That is a meaningful difference, and it shows up in how a roof has to be detailed rather than in the price per square.
In practice, heavier and longer-lying snow means more freeze-thaw cycles at the eaves, and ice dams are the number one cause of interior water damage on Coeur d’Alene homes.
