The bigger day-to-day enemy, though, is heat. Summer highs regularly run past 100°F and an unventilated attic will sit far above that all afternoon. Balanced intake and ridge exhaust is the cheapest thing you can do to make a shingle roof last its warranty in this climate.
The alphabet houses need a closer look
Many of Richland’s original government-built homes — the alphabet houses — carry design features that change how a reroof is priced. Shallow-pitch or genuinely low-slope sections need a different underlayment specification than a standard 4/12 gable, because at low slope the underlayment, not the shingle, is doing much of the water management. Plank or skip sheathing is also common on the oldest stock, and it usually needs an overlay or replacement before shingles can be fastened correctly. Neither is a reason to avoid the work; both are reasons the on-site inspection matters more here than in a 2005 subdivision.
